What we don’t do.

Discipline is defined by what a platform refuses to touch as much as what it pursues. Ruiz & Nicholson does not:

  • Develop outside Phoenix, Scottsdale, and Paradise Valley

  • Build outside the $2M to $6M luxury tier

  • Take on projects our in-house construction team cannot execute

  • Outsource core construction to third-party general contractors

If a project falls outside these boundaries, we pass. Every time.

How the platform works.

Ruiz & Nicholson Investments raises capital through an equity fund. Accredited investors participate in the fund. The fund deploys equity across multiple ground-up luxury spec home projects per year. Homes are built by our in-house construction company and sold at completion.

We also work with JV capital partners on standalone spec home projects and maintain fund manager relationships that bring institutional capital onto the platform.
